COVENANTS

Common Area Encroachment - Residents are reminded that per Brambleton’s Declaration, exclusive use of the Common Area is not permitted.  Examples include:

  • Changes to the common area without prior written approval from the Association.
  • Storage of personal items or equipment in the common area, including items like woodpiles, play equipment, and sheds.
  • Dumping or placing materials such as grass clippings or construction materials.

To remedy encroachments on Common Areas, BCA will take appropriate enforcement action, which may include, but is not limited to, assessment for the cost of removal or restoration, additional charges, or other sanctions permitted by the Association's governing documents or law.  Please contact the Covenants Advisors at 703-542-6263 or covenants@brambleton.org with any questions or to report a concern.

Irrigation Systems –  Irrigation systems require approval by the Covenants Committee. Submission requirements include a copy of the recorded plat, showing the location of the irrigation heads. Please be aware when installing irrigation systems that the front property lines of most Lots do not extend to the public street and are typically located a few feet behind the curb and gutter, or public sidewalk. A copy of the Design Guidelines for irrigation systems can be viewed on our website. If you have any questions, please contact designreview@brambleton.org or call 703-542-6263.
