INSIDE BCATownhome Grounds Maintenance Program -
Services have resumed on townhome properties that receive grounds maintenance as part of the BCA program. The landscaping contractor has started spring bed cleanup and definition, and mulching will begin on Monday, March 2nd (weather permitting). Details for this limited service program are outlined here
. Residents are reminded to take the following precautions to ensure that services can be properly performed:
- Unrestricted access to the backyard must be available for services.
- Gates must remain unlocked and function properly. Property owners are responsible for repairing gates that improperly latch or are out of alignment.
- Personal items such as lawn furniture, toys, hoses, and other items must be removed from lawn areas before services can occur.
- Pets cannot be present during services. Ensure that all gates are closed and properly latched prior to letting pets into yards.
Residents that wish to opt out of service or part of the service (ex. fertilizer applications) may do so by submitting a completed Opt Out Form
. Please note: This form must be filled out each year in order to opt out.

Brambleton residents are responsible for ensuring the proper operation of exterior lighting fixtures which are designed to function automatically. BCA staff is currently conducting inspections of proper operation of carriage lights, garage lights, and builder-installed landscape lights which should operate from dusk until dawn. Please be a considerate neighbor and pick up and dispose of your pet’s waste. It is unsightly, unsanitary, and harmful to the environment to allow the waste to remain. There are several pet waste receptacles with bag dispensers located throughout Brambleton. Removal and disposal of waste is part of our Pet Policy
as well as a Loudoun County Ordinance

Residents are reminded that per Brambleton’s Declaration, exclusive use of common areas is not permitted. Examples include:
- Changes to common areas without prior written approval from the Association.
- Storage of personal items or equipment in common areas, including items like woodpiles, play equipment, and sheds.
- Mulching, installing plant material, and cutting naturalized areas.
- Dumping or placing materials such as leaves, grass clippings, or construction materials.
To remedy encroachments on common areas, BCA will take appropriate enforcement action. This may include assessments for the cost of removal or restoration, additional charges, or other sanctions permitted by the Association's governing documents or law.
