BCA Management Office & Operations Facility
BCA purchased 1.73 acres of land in the Evermont Trace neighborhood of Brambleton for its new Management Office and Operations facility or CSF (Community Services Facility). The property is zoned PD-H4 with the understanding that it will be administered and allow PD-IP uses. The property was previously owned by the Arcola Volunteer Fire Department (VFD). The Arcola VFD had proffered the site but later determined it was not suitable for them. Planning, permitting, designing, and constructing the facility is anticipated to take two years (estimated completion in 2024).
Project Updates (newest to oldest):
Update 8/29/2023: BCA received conditional approval for the CSF site plan from Loudoun County and will solicit a minimum of three proposals for the required site work.
8/21/2023: Loudoun County is performing its final review of the site plan for the CSF. The plan is expected to be approved in September 2023. The final site plan can be found on this page here and under Related Documents. BCA will gather three proposals for the site work and is currently projecting work to begin by the end of 2023. RHARCH continues to work on designing and engineering the three buildings on the site. BCA is currently projecting a Q1 2024 start for construction of the buildings. Plans will be posted to this page once finalized.
4/1/2023: BCA and Urban Engineering have completed site plan designs for the CSF. The BCA Board of Directors approved the expenditure of funds for review and approval of the site plan. Plans have been submitted to Loudoun County for review and approval. Approval is projected to be complete in 90 days. RHARCH continues to design and engineer the three-building CSF. The Board approved a flat roof design for the garaged. Design should be completed within the next 60 days. RHARCH has created an animation of the CSF for all to view. 10/28/2022: In an effort to better incorporate the facility design into the neighborhood, BCA has moved away from the original green “Morton” buildings to a design that is more pleasing and consistent with community design elements. The new concept design and presentation boards are available to owners and residents under Related Documents. Residents can provide comments to rick.stone@brambleton.org. This design will also be presented at the 2022 Annual Meeting.
9/23/2022: BCA met with residents from the neighborhood on September 22, 2022 to present the planned use for the site, the draft site plan, and the initial building concept. BCA encouraged residents to review the concept plans and submit comments to the Association. The Association committed to being a “good neighbor” and providing transparency throughout the process.
8/22/2022: The facility concept and focus has changed from a Management Office and Operations facility to an Operations facility with office space. This focus has changed because the Brambleton Developer is constructing a community building at the future fifth pool location that can be used to meet the office needs of the Association. The BCA Board of Directors will meet on August 30, 2022 to discuss future plans for the Evermont Trace parcel and solicit resident feedback. Feedback will be considered and incorporated as reasonably possible. Review the Phased Development Update and Site Plan for more information.
2/15/2022: After reviewing three previous concepts, the BCA Board of Directors met on February 8, 2022 to review the fourth and final concept. The concept includes an approximately 9,500 sq ft two-story office, a 2,400 sq ft shop/warehouse, covered parking, and a driveway and parking spaces. BCA staff will work to finalize the concept with photo-realistic renderings and a site plan. Once finalized, a community input meeting will be held to review the concept and plan. This meeting will likely occur in March/April 2022. Input from this meeting will be used to finalize the layout and plans for this site.
